We will gather information from you to accurately quote the project and begin the design process. Information may include any sketch drawings or photos you may have. How many rooms you require and how they will be used. We will also discuss the land on which you wish to build on and what style of home you are trying to achieve.
You have now accepted your quoted tender and the design process begins. We recommend acquiring a contour survey at this stage by a registered surveyor. We can organise this on your behalf.
We now investigate council requirements and estate controls, and begin to design to your needs and to suit the controls and orientation of your block of land.
Prepare an initial floor plan design and front elevation for your review and feedback.
Now with your feedback from the initial concept design we will work towards a final plan which will include all 4 Elevations as well as a Site Plan. These drawings will be enough for you to approach your chosen builder for a building tender.
Detailed plans will be prepared for council and your chosen builder and their consultants. Some builders may wish to take over the drawing process at this stage. Please check with your builder if this is the case prior to proceeding any further.

For the more technical custom design home, additional construction type details and cross sections may be requested from you or the builder. This will not be required for most homes as our plans are quite detailed, however we believe in being upfront and making you aware of such possibilities.
